JOB SUMMARY

This is a great opportunity to become a motivational and supportive leader within Melwood.We are seeking an individual with passion for the industry and the drive to support Melwood's mission.As an Assistant Project Manager , you will seek to strengthen our relationships at the site level with our clients and tenants.Candidate must have five (5) years of supervisory experience with 25 or more people.Candidate must have a minimum of five (5) years' experience as a Project Manager in facility building operations with PMP certification in Federal owned buildings. Experience with high-levelfacilities contract work experience with the preparation of budgets, pricing, quality control, and other contract plans and reports for large facilities contracts.Excellent management communication (writing and verbal), people skills, and experience in dealing with high-level government/industry personnel.Bachelor's degree preferred.Excellent computer knowledge.Must be able to work varied hours including late evening shifts.

POSITION DESCRIPTION
  1. Assist the Senior Project Manager by acting on their behalf when required and by carrying out specific tasks to ensure that quality, safe, and efficient operations are maintained at the assigned contract location according to statements of work and established costing and budget.
  2. Preparing all check requests, purchase orders, and any other financial documents including keeping the required financial records as directed by the Project Manager.
  3. Preparing all supply and equipment requisitions and other documents concerning these areas including keeping the required inventory and usage records, ensuring the proper use of all equipment and supplies including vehicles assigned to the project as directed by the Project Manager.
  4. Overseeing the preparation of time sheets and vacation requests including keeping the required records pertaining to these areas.
  5. Establishing and operating the systems of door key responsibility, usage, and control.
  6. Checking all Contact Sheets, Incident Reports, Workers' Compensation Reports, and other documents pertaining to incident reporting and discipline including acting as the investigating officer on areas assigned by the Project Manager not the responsibility of the Security Specialist
  7. Receiving and supervising the correction of the Contract Inspection Report form
  8. Establishing and overseeing the conduct of Time Trials
  9. Preparation of Transportation Plan and supervision of drivers assigned to transport employees
  10. Assisting in the supervision of the Office Assistant, Security Specialist, Quality Control Specialist, and all assigned Foremen
  11. Assisting in ensuring proper completion of employee evaluations prepared by assigned staff
  12. Recommending to Project Manager personnel assignments, disciplinary matters, advance salary requests, and other personnel actions
  13. Assisting in maintaining contact and positive communications with the contract managers and tenant representatives to ensure the work is being performed per contract specifications and to keep them informed of any special problems or schedule changes. Submitting to Co-Op Operations Section notes on meetings with these personnel within two (2) working days of the meeting.
  14. Assisting in the conduct of required training for staff including the Quality Control Specialist, Security Specialist, supervisory personnel, and crews in the use of proper methods, techniques, materials, and equipment to ensure quality and safe performance of duties. Establish orientations for new staff and workers and assist in interviewing job applicants
  15. Assists the Project Manager in the scheduling of employees and subcontractors to satisfactorily fulfill all contract requirements
  16. Assists as required and directed by the Project Manager in the preparation of quality control, security and snow plans, work schedules, and other plans, schedules, and reports necessary to fulfill the contract requirements including security forms, and Form 64's for subcontract work and snow removal documentation
  17. Responsible for scheduling equipment maintenance required by the contract to include vehicle maintenance
  18. Responsible for insuring uniform and equipment rental invoices and any items delivered to be used on the site are accurately and economically prudent
  19. Act as backup contact in case of an emergency, accident, incident, or worker problem at the contract site. Provide initial investigation and report to Co-op Operations in the absence of the Project Manager
  20. Assists in the preparation of the yearly budget, department goals, and contract pricing including preparing contract labor hour requirements and changes, plus supply and equipment requirements and changes or other data required for contract pricing
SUPERVISION RECEIVED

The incumbent is supervised by the Project Manager.

QUALIFICATIONS:

Five (5) years of supervisory experience with 25 or more people.Candidate must have a minimum five (5) years' experience as a Project Manager in facilities & building operations with PMP certification, and experience managing Federal owned buildings. Experience with high-level facilities contract work valued at $1,000,000 or more.Experience in the preparation of budgets, pricing, quality control, and other contract plans and report for large facilities contracts.Excellent management communication (writing and verbal), people skills, and experience in dealing with high-level government/industry personnel.Bachelor's degree preferred. Must be able to work varied hours including late evening shifts. The incumbent must be able to stand/walk 50% and sit 50% and must be able to lift/carry 25 pounds, and push/pull 25 pounds. These requirements are necessary to inspect work areas and carry out administrative duties. They must be able to climb, stoop, kneel and reach to climb stairs; must be able to communicate with supervisors, staff, co-workers, etc. Seeing and depth perception are required to inspect work areas.
